Project Management/Owner’s Representation – We provide a turnkey service that includes supervision and coordination of all aspects of design and construction phases with the objective of meeting the schedule, and budget as determined by the client. The client does the contracting, but we manage the whole process on the client’s behalf, providing consultation and monitoring.
We offer assistance in the pre-qualification and selection of the design and engineering teams for a particular project, so that a professional architectural opinion is made that focuses on cost-effective design to keep the project in line with financial objectives.
We coordinate and supervise on behalf of the client, including all aspects of the design process, from conceptual/schematic design and design development to construction documents. These services ensure our clients can verify and assure completeness, thoroughness, appropriate code compliance, and efficient coordination between the architects and the construction company selected. We provide a wide range of construction management for our clients, assisting in the following areas:
Cost Estimating
Calculating project hard cost estimates from inception, updating and adjusting progressively throughout the pre-construction process, and meeting project objectives and parameters
Building Permits:
Assisting clients in obtaining a building permit through local building departments in a timely and expedited manner. Meeting with building officials and reviewers as necessary to obtain pertinent approvals. Coordinating with architects, engineers, and contractors when required to provide proper clarification and/or corrections as is deemed necessary to obtain building permits, pass threshold inspections, or obtain the certificates of occupancy.
Construction Team Selection
Assist clients in identifying and selecting the appropriate construction team (general contractor and consultants) for a project by way of a pre-qualification and bidding process to assess the correct cost/quality ratio for the project.
Quality Control
Monitor progress of construction, quality of work, conformance with contracts, adequacy of remaining funds to complete the project, and adherence to the project schedule. Findings and recommendations are reported to client in Construction Monitoring Report
